Property Taxes in Texas is the main source of income for the operation of government entities. Local appraisal districts set appraisal values based on a certain set of rules.

  • Taxation should be fair & equitable
  • Based on the current market value all tangible properties should be taxed.
  • Every property is taxable unless it is exempted by the state federal law
  • Taxpayers have a right to reasonable notice of rise in the appraised value.
  • Every property in a country has a single appraised value.

Tax Calendar:

Tax Calendar defines a Property Tax Activity schedule and gives the key to understand the property tax process. Few dates of the calendar are fixed by the law whereas other dates depend on the events.

The chief appraiser informs property owners stating about the increase in appraisal or new appraisals. This notice allows the property owners to protest their taxes.

The protest usually takes place in the month of may and the appraisal district prepares a few records late. Whenever legal deadlines fall on weekends and holidays, the appraisal district is postponed to the next working day.

The appraisal portions of the tax year consist of 3 distinct phases:

The Discovery Phase – this is the time in which appraisers are out in the field inspecting properties for changes that might affect the property value. This phase happens from August through January for the upcoming year.

The Analysis Phase – consists of analyzing the information collected during the discovery phase. This happens from January through March.

The Equalization Phase – this is the time when property owners can meet with appraisers, or go before the Appraisal Review Board (ARB) to dispute the changes or value that appraisers have placed on their property. This usually lasts from April through July.
